One Floor Plan – 3 Creative Home Staging Styles



It’s always exciting to create a stylish look for a new home. I really enjoy seeing that fresh, empty space come to life with creative home staging. 

When I’m asked to stage not one, but three, new homes with the exact same floor plan, at the same time, the challenge increases! It would be rather simple to use a similar look for all three home interiors, but that’s not how I work. I want each home to have it’s own style and vibe, and that is exactly what I did recently in Cape Coral, FL for Option One Builders.

 

 

This is the exterior of the homes we staged along with the floor plan. It has about 1800 sq. ft. with three bedrooms. The floor plan is very flexible, with a number of options for using the space. The builder asked us to stage the space for all three homes in the same way as far as function:

  • Entry
  • Flex Area
  • Kitchen with Nook
  • Living Area
  • Den/Office Area
  • Master Suite

The home’s interiors have contemporary finishes, so each stage reflects that styling.

Here are some photos of the interior of one of the homes prior to our staging it. The only differences in the home are that some are ‘flipped’ in terms of the layout, the kitchen cabinets, wall colors and tile selections may vary. But, overall they are neutral and contemporary.

 

 

Considerations

  • no formal Entry
  • Living area is not large
  • small Nook
  • Flex area across from Kitchen can be a challenge
  • Den/Office area is spacious
  • Master Bedroom is comfortable but not large

As mentioned above, we staged these home functionally per the builder’s preference. But, the more time we spent in this layout we realized how very versatile the plan really is. The flex area can become an dining area if desired…the den/office could also function as a dining room, a family room or a game room…there are many possibilities.

So, here is what we did in three of these homes:

STYLING #1

The wall color in this home had a blue/gray feel to it, and the tile floors were tan. We played up the blue with the sofa in the living room and the love seat in the den. The various wood finishes are striking against both the walls and the floor.

This home has a unique ‘flex area’ that is across from the kitchen…you can see the wine bar that we created, including seating and a pair of beautiful contemporary city scapes.

We created a work space in the den for a home office. The room size is quite generous, so we showed how a seating area fits well into the space without crowding the area.



The dining nook is cozy but spacious enough for a rectangular dining table and 4 chairs to sit comfortably. (Click on any image to enlarge it)

 


 

STYLING #2

Light gray toned walls in this location prompted us to use a neutral color palette in a contemporary style. The small but very inviting sectional anchors the living area. 

Our flex space shows a relaxed reading nook, complete with book shelf, a pair of chairs and a fluffy foot stool.

We went with a different look in the dining nook, using a round table, pair of chairs and a round rug to anchor the space. Notice how the style of the chairs here matches the chairs in the reading nook. We wanted to show the flexibility of the space and use of the furnishings. Need more seating at the table? Just pull the reading nook chairs over and you’re all set!

We kept the function of the den similar, with a desk and seating areas. But, we changed up the positioning of the desk and used a pair of club chairs in this location. It gives a very different vibe than the first location…and it’s all good…more creative home staging at work.


 

STYLING #3

Our creative home staging took us in a different, but consistent, direction in the living area. We staged it as a conversation area using a sofa and a pair of beautiful blue accent chairs – our chosen accent color to compliment the neutral color palette.

We created a simple vignette in the flex area with a console table, functional lighting, a wall mirror  and some greenery.

In the Kitchen the snack bar includes an inviting setting for some relaxation and a glass of wine, while the Den is showing the space as a sitting and game table area…Coke anyone?  🙂

The Nook shows how comfortable a round table and 4 parsons chairs can be in a cozy space, with simple, contemporary finishes 

 

These homes have been staged for about 30 days as of this writing, and two have already sold! We moved the inventory to another home that the builder had just completed, so the three creative home staging looks are available to show prospective buyers at all times.
